Smart Rental Strategies

George Brand Real Estate Principal Scot Harvey says that “Attractive and clean properties always rent well”

“Landlords should keep maintenance up to date and do repairs quickly and to a professional standard; spending a little now avoids bigger costs later. They should also review rents regularly by moderate amounts in line with market rates, rather than every few years by big amounts.

“And one of the most important things is to be reasonable. A tenant should be treated as the owner would like to be treated.”

Properties should be inspected regularly to make sure the tenant is being looked after and the unit is, too. Basic, modern colours, regularly updated décor and good finishes will appeal to the maximum number of prospective tenants

    The market seems to have picked up again with some absolute bargins around for investors.

    I have seen 3 property sales in the last month all purchased under $300,000 giving rental returns of 12%-15%, this would be almost unbeleivable if it was true.

    There are some real bargins out there if you look and know who to talk to....AK
